Choosing someone to manage your property is one of the most important decisions you will have to make.

At Hallmark our aim is to provide a highly professional and personal service coupled with a simple fee structure where there are no hidden costs. With our emphasis on practical help and unparalleled levels of service you can rest assured that we will be taking the greatest of care for your property at all times.

We would be pleased to visit your property, with no obligation or cost, and provide you with a rental assessment which will take into consideration such factors as location, size and condition and we will make any suggestions that we feel are appropriate to maximise the property letting potential. You will find that a property offered in good condition will not only achieve a better rental figure but will also be well maintained by the tenants.

We offer two levels of service, either Letting Only or Full Property Management, as detailed below:

Letting Only
This is suitable to you if you wish to fully manage the property yourself, deal with any repairs required and supervise the tenancy. Under this service we will provide the following :

  • Visit your property and provide an evaluation
  • Advise you on safety and regulatory issues
  • Provide advice on law and taxation
  • Fully advertise your property
  • Arrange accompanied viewings
  • Carry out a thorough credit check and references on the prospective tenant
  • Prepare the tenancy agreement together with a detailed inventory of the property
  • Take meter reading and advise utility companies and local council
  • Collect the deposit and first months rent.

Full Property Management
Under this service you can relax and leave the whole supervision of the tenancy to ourselves. We will carry out all the duties shown above in our ‘Letting Only’ service but in addition will

  • Collect the monthly rent and remit the balance to you electronically
  • Issue monthly statements of account
  • Retain the tenants deposit until the end of the tenancy
  • Inspect the property at regular intervals
  • Organise any repairs or maintenance work as required
  • Inspect the property and inventory at the end of the tenancy and inform the Utility Companies of the final readings
  • Return the deposit to the tenant after any necessary deductions
